Job Summary

JOB SUMMARY:

Directs all aspects of HFHGN’s Land Development and Home Construction activities, including new and renovated homes. Oversees all aspects of HFHGN’s land acquisition, land development, land improvements, metro planning and zoning and performance bonds and letters of credit to ensure Habitat of Greater Nashville has buildable lots in accordance with the approved build schedules. Efficiently and effectively designs, builds and/or renovates quality homes for low-income families in a safe and affordable manner, utilizing outside architects and engineers, staff, contractor and volunteer labor, and purchased and donated materials, providing community involvement through volunteer building. Oversees work of Construction staff in preparing the construction sites and building new homes in accordance with build schedule and all regulations and codes. Oversees agency home renovation projects..

Job Responsibilities

KEY RESPONSIBILITY AREAS:

Land Development

  • Carries out all facets of land identification/purchase, working closely with the supervisor and other internal and external constituencies and incorporating the overall agency perspective, including Department Heads, future homeowners, sponsors, volunteers, construction and financial sustainability.
  • Responsible for all agency land development projects, including contractor selection and oversight, meeting scheduled dates and budgets, to ensure sufficient inventory of build-ready lots in all Divisions.
  • Coordinates with Metro Planning and Zoning or similar Division offices to establish and monitor performance bonds and letters of credit and secures their release upon final completion.

Construction Planning

  • Works together with Leadership Team and Department Heads to produce a yearly build schedule at least 18 months in advance to allow the timely confirmation of sponsors and families for each home.
  • Works with licensed, third-party architects and engineers to develop house plans that meet HFHGN “green definition”, durable, sustainable, efficient, Energy Star certified, LEED certified (as funding allows) and ensures plan revisions are communicated.
  • Full responsibility for the administration of HFHGN’s construction safety program to ensure OSHA compliance. Develop, maintain and administer proper agency safety policy and standards to ensure worksite compliance with all applicable safety codes, standards and practices. Ensures required OSHA training occurs.

Construction Organization and Readiness

  • Oversees identifying vendors and contractors, building inspectors, and other activities in acquiring the necessary materials and services for home construction on time and within budget and securing required approvals
  • Work with Construction Design and Operations Senior Manager to develop and maintain all construction standards and house designs, ensuring code compliance where applicable and communication with families through Homeowner Services to deliver finish choices and necessary accommodations
  • Work with appropriate construction staff to perform cost/sourcing and bid analysis to ensure qualified, competitive bid process develop list of bidders annually for HFHGN, to include Davidson, Dickson, Cheatham and Wilson Divisions, including securing Finance Committee approval.
  • Work with Construction Site Manager to generate subcontractor work schedule and Metro inspection schedule, ensuring coordination with Construction Staff and Volunteer Manager and Construction Manager/Vendor and Punch, with similar activities in the Division markets in coordination with the  Construction Supervisor -Divisions

On-Site Construction

  • Provides updated house plans to direct reports and provides final confirmation on material availability to carry them out.
  • Oversees the Construction Design and Operations Senior Manager (CDOSM), Construction Staff and Volunteer Manager (CSVM), Construction Site Manager (CSM), Construction Manager/ Vendor and Punch (CMVP), and Construction Supervisor-Divisions (CSD) in carrying out all facets of new home construction to desired quality standards through frequent communication and site visits
  • Reviews daily field reports produced by the CMVP
  • In conjunction with CSVM, CSM, CMVP, and CSD, inspect each phase of work in process and once completed to determine that it is of acceptable quality and that each trade is finished on schedule and that all work has been conducted according to plan.
  • Ensures CSM, CSVM, CMVP and CSD are supervising all subcontractors properly.
  • Ensures CDOSM, CSVM, CSM, CMVP, and CSD are completing work on time
  • Coordinates with Homeowner Services leadership and the CMVP to ensure timely walk-through, punch list completion and required documentation prior to initiation of warranty period

ESSENTIAL FUNCTIONS OF THE JOB:

  • Direct and manage all aspects of the agency’s land acquisition and development program
  • Direct and manage all aspects of the agency’s new home construction from inception to occupancy
  • Effectively communicate with Construction Staff and other agency Department Heads and Leadership with respect to land acquisition, land development and new home construction
  • Conduct on-site visits to construction sites to ensure quality, timely and accurate work of staff, volunteers and contractors
  • Ensure that all invoices are coded correctly and in a timely fashion by designated staff in accordance with agency Finance Department and funder requirements.
  • Participate in and support agency activities as requested.
  • Regular and reliable attendance required.
  • This job has the capability to be done remotely with HR and Leadership approval.

Qualifications

QUALIFICATIONS:

College degree preferred and/or a minimum of 7-10 years’ experience required, including residential site selection and construction experience and supervision of construction crew(s) preferred. Strong knowledge of all residential and commercial construction trades; tools and methods; building codes and practices. Ability to work professionally, effectively and efficiently with multiple municipal departments and public officials. Strong and effective communication skills and the ability to work with and train others with variable levels of construction skill. Microsoft Outlook, Word and Excel computer skills are required. Must have a current General Contractor’s license and a State of Tennessee driver’s license and the ability to properly operate motor vehicles and construction equipment and be insured under HFHGN policies.
